How to Prepare Your Property for a Stunning Real Estate Shoot

Whether you’re a realtor, homeowner, or property manager, first impressions are everything. This is especially true when it comes to showcasing a space online. At DIRXECP, we believe that great photos and videos can elevate any listing. However, preparation is key.

Here's our go-to guide to ensure your property looks its absolute best before we arrive on shoot day.
1. Clean & Declutter Like It’s Show Time
Think of the shoot like an open house. Tidy spaces photograph better. They also allow viewers to imagine themselves living there.
Here's what we recommend:
Clear countertops in kitchens and bathrooms.
Hide personal items such as toothbrushes, cords, pet toys, and laundry.
Put away visible trash cans, remotes, and fridge magnets.
Vacuum floors and fluff pillows for a polished finish.

Pro tip: Less is more. Clean, minimal spaces create a sense of calm and spaciousness in photos and videos.
2. Light It Up
Lighting can make or break the mood of your listing. Before we arrive:
Open all blinds and curtains to let in natural light.
Turn on every interior light, including lamps and under-cabinet lighting.
Replace burnt-out bulbs and ensure that all bulbs have the same color temperature (warm or cool).
A bright space is a welcoming space. Lighting plays a huge role in how your listing feels online.


3. Stage for the Camera
Even a lived-in home can look amazing with a few simple staging tweaks. You don’t need to hire a full staging company (though we work with great ones if you do!). A few adjustments can go a long way:
Add neutral throw pillows or blankets to living areas.
Set the dining table with minimal dishware.
Place fresh flowers or a bowl of fruit on the counter for color.
Tuck in chairs, fluff bed pillows, and smooth out comforters.
We’ll handle composition and angles — but these little details elevate the final visuals.


4. Prep the Exterior Too
Don't forget about curb appeal! This is especially important if your package includes drone or exterior shots. Here’s what to do:
Move vehicles from the driveway and in front of the house.
Mow the lawn, sweep sidewalks, and clear clutter from porches or patios.
Hide garbage bins and garden tools.
Consider watering flowers or turning on water features for added effect.
Even a quick 15-minute tidy outside can make a massive difference.

5. Additional Tips Before We Arrive
Here are a few final things to know:
You don’t need to be present, but please make sure we have access via key, code, or lockbox.
Turn off all ceiling fans, TVs, and computer screens.
Make sure pets are secured or off-site, if possible.
Expect the shoot to take between 30–90 minutes, depending on the package.
