Real Estate Video That Sells: What Actually Works for Winnipeg Listings

2 min read

Photos get a buyer to click. Video is what gets them to book the showing. A good listing video shows how a home flows, how the light moves through it, and what the neighbourhood around it looks like, things a gallery of stills can't fully explain.

We shoot listings across Winnipeg for agents at every price point, so here's what we've learned about real estate video that actually moves the needle.

Aerial of a Winnipeg neighbourhood for a listing video

Why video earns its place

  • It holds attention longer. Buyers who watch a walkthrough spend more time with the listing and arrive at showings already sold on the layout.

  • It answers the flow question. How does the kitchen connect to the living room? Where does the basement stair land? Video shows it in seconds.

  • It sells the location. An aerial reveal puts the house in context: the park two blocks over, the quiet crescent, the commute.

  • It builds trust. A clean, honest walkthrough tells buyers there's nothing to hide.

What makes a listing video work

Start outside, then pull them in

Open with the exterior or an aerial to set the scene, then move through the home in the order a buyer would walk it. Finish with the spaces that sell, usually the kitchen, the primary suite and the yard.

Shoot the light

We schedule around the sun. Curtains open, every light on, and windows that aren't blown out. For homes with great outdoor space or big west-facing windows, a twilight session is worth it.

Keep it moving, keep it short

One to two minutes for the main cut. Smooth, stabilized movement, no shaky phone pans, and music that fits the home instead of fighting it.

Cut for where it lives

MLS needs an unbranded version. Instagram and TikTok need a vertical reel. Your own channels can carry a branded cut with you on camera. We deliver all three from one shoot.

Drone and FPV for listings

Aerial stills and a reveal shot come standard in our Signature package. For luxury homes and acreages, an FPV flow-through, one continuous flight from the front door through the main floor and out to the yard, does more than any slideshow can. Every flight runs under our Transport Canada Advanced RPAS certificate, including in controlled airspace near the airport.

Measure what it's doing

Watch your views and watch time on YouTube and social, track clicks from the listing, and ask buyers at showings whether they saw the video. If aerials are getting the most attention, lean into them on the next listing.

Booking a listing shoot

Our real estate packages start with photos and aerial stills, add video and a vertical reel in the middle tier, and go all the way to twilight and FPV for luxury listings. Agents with regular volume get monthly discounts. See current rates on our pricing page, the real estate page, or book a shoot.
